No valid EPC, no marketing, no deal

You cannot legally market a property for sale or let without a valid Energy Performance Certificate, and a certificate that has quietly expired can stop a transaction dead.

A low rating is the bigger problem. If a commercial or residential property rates F or G, it is unlawful to let it under the Minimum Energy Efficiency Standards until the rating improves or a valid exemption is registered.

Both problems are fixable, and usually faster than you think. Book a survey, get the certificate lodged within 48 hours, and if the rating is low, get a straight answer on what to do about it.

Which certificate do you need?

That depends on what the building is used for, not who owns it. Homes need a domestic EPC, non-residential buildings need a commercial EPC, and public buildings over 250m² need a Display Energy Certificate.

Domestic EPC

Houses, flats, HMOs and new builds. A 30–60 minute visit, then your certificate lodged and emailed.

Display Energy Certificate

Schools, councils and public buildings over 250m². Operational rating, advisory report and renewals tracked.

Mixed-use buildings, such as a shop with a flat above, usually need one of each. If you are not sure, tell us the address and what happens inside, and we will tell you which one applies.

Why use us instead of a cheap aggregator

Because an aggregator sells you a lodgement, and you may well need more than that. A booking goes to whichever assessor is nearest and cheapest that week, the rating lands in your inbox, and if it is poor there is nobody to ask what happens next.

  • Evidence-led assessment. We record what is actually there and back it with evidence rather than defaulting to worst-case assumptions. Unevidenced assumptions drag ratings down, and a rating now decides whether a property can be let at all.
  • MEES advice included. If the rating is below the standard, we explain the letting risk, the measures that lift the score most cost-effectively, and whether an exemption genuinely applies.
  • One point of contact. The same person handles booking, access, the survey and the certificate. No call centre, no chasing.
  • A named assessor. You know who is coming, when, and what they will need from you.
  • A free measured floor plan. Useful for marketing particulars, space planning and your own records.
  • Lodged within 48 hours. Two to three working days end to end, including booking and the survey itself.

How it works

Four steps, and we handle three of them.

  1. 1

    Tell us about the property

Call or send the quote form. We confirm the type, size and access, then give you a fixed price and the earliest survey date.

  2. 2

    We book it in

One point of contact arranges access directly with the owner, tenant or keyholder. No chasing from your end.

  3. 3

    An accredited assessor surveys

We measure the building and gather the evidence needed for an accurate rating, rather than relying on worst-case defaults.

  4. 4

    Lodged and explained

Your certificate goes on the national register and lands in your inbox, typically within 48-hours of the visit, with plain-English advice on the rating.

Frequently asked questions

How quickly can I get an EPC?

Your certificate is lodged on the government register within 48 hours of the survey, and most jobs run two to three working days end to end including booking and the visit itself. If you are working to a completion date or a marketing deadline, say so when you book and we will prioritise the appointment.

How much does an EPC cost?

Every property is quoted individually, because price is driven by floor area, building type, layout complexity and travel. The figure we quote is the figure you pay, with no hidden extras. Portfolios and agents instructing regularly get volume pricing. See what drives an EPC price.

Which certificate do I actually need?

A domestic EPC for houses, flats, HMOs and new homes. A commercial EPC for offices, shops, warehouses, industrial units and other non-residential buildings over 50m². A Display Energy Certificate for public buildings over 250m² that the public regularly visits. Some buildings need more than one.

What happens if the rating is low?

A building cannot “fail” an EPC, but a rating below E makes it unlawful to let under MEES in most cases. We explain what the rating means, which recommended measures give the best return, and what order to do them in. Once the work is done, a reassessment updates the certificate. Do you cover my area?

Probably. Nottingham is home and we cover the East and West Midlands daily, including Derby, Leicester, Birmingham, Coventry, Sheffield and Lincoln, plus the corridor through Northampton, Milton Keynes, Luton and Watford into London. Check your postcode above or just ask.
